Brixmor Properties Group: 163rd Street Mall Renovations

SITUATION > Brixmor Properties Group sought construction management services for this $8.4 million renovation of The Mall at 163rd Street, a shopping mall in North Miami Beach, Florida. The scope of the renovation work included 75,000 square feet of mall interior common area and restrooms, new tile, paint and lighting as well as a 40,000 square foot Ross store. Build-out was needed for a 12,000 square foot Anna’s Linens and 20,000 square feet for smaller tenant spaces. In addition, more than 100,000 square feet of floor space in three buildings needed to be modified including the installation of an escalator, two elevators and new MEP. The scope also included adding new mall entrances, exterior façade, parking lots, site lightening and a shell for Office Depot.

ACTION > No major renovations in 50 years meant unforeseen conditions while performing the demolition. Common areas had to be made safe for the public in preparation for the new renovation work. Demolition included floor finishes, walls, landscaped areas, skylight areas and roof, all work was completed during third shift hours since the mall remained open throughout the project.

RESULTS > For more than a decade, T&G has successfully completed projects in a city known for its strict building permitting and procedures. The Mall at 163rd Street was no different. T&G completed this major renovation and build-out project within budget and turned the space over to the client according to the scheduling requirements.
